PLANNING PERMISSION


At this stage of the project we will prepare the concept drawings or outline proposals and ascertain whether planning permission is required or not. These drawings will show more detail than the previous feasibility drawings, but to avoid abortive design
costs, will not show any construction details.


If planning permission is not required we will seek confirmation from the council and move onto the building regulation stage.
If planning permission is required we will submit an application
on your behalf. If your property is listed or in a conservation
area we will also submit an application for listed building
or conservation area consent if required.


On larger or contentious projects we may prepare colour presentation drawings to support/enhance your application. Some projects will also need other information submitted with
the application and this can include bat & owl surveys,
flood and/or contamination risk assessments, tree protection plans, etc. Should any of these be required we can obtain
the necessary reports and/or appoint the appropriate
consultants on your behalf.


The council will attach planning conditions to any planning approval and some of these may require formal discharging before you can start the works. If necessary we will advise
you of any requirements and assist you to ensure any
necessary conditions are discharged correctly.
